Pasarét Residence is a green and quiet sanctuary within the city, near Downtown Buda in the neighborhood of the villa district of old. It is a home of outstanding quality that fits a traditionally high niveau of living, still resides near the fervor and exuberance of the capital city.

It is of note that the residence is located along Pasaréti út, and is thus easily accessible both by car and by public transport. Moszkva tér, a busy transportation node, is very near – shopping and comfort facilities and services can be reached quickly and easily. Due to the central location of Pasarét in Buda, the infrastructural basis of the area is excellent – the neighborhood features post offices, nurseries, schools and shopping malls.

Several picnic and hiking sites are also found nearby, making Pasarét Residence an ideal home for nature enthusiasts. Also, a horse riders’ club situated in the vicinity allows devotees of the equestrian sports to indulge their hobby, even on a daily basis.

Pasarét Residence (Pasaréti út 84/b.), located at the meeting point of Buda Hills and the City, is a unique project as its four buildings, of identical design, are set on a 7000 sq. m park, a very rare case in Buda, framed by ancient trees. The buildings cover only a quarter of the whole area, a fact that assures that when you arrive home you find yourself in the middle of a green garden, quiet and beautiful.

All four of the Bauhaus style buildings, each of a different layout, contain an underground parking lot, a garden level, 3 floors and a roof level, with 2-4 panoramic terraced apartments at each level. The apartments vary from 48 sq m to 95 sq m in size, and, as such, can serve the most diverse of requirements. At the top floors, large penthouse apartments await the most sophisticated of residents. The apartments were built utilizing state-of-the-art technical solutions and high quality materials. The high level insulation of the window panes and walls, the most advanced shading technologies, as well as the thermostat system programmable by the week, all guarantee a high value to all residents.

The investor, Európa Property Investment Fund, present since 2001 on the property investment market, is a dependable partner, as proven by a number of successful projects during the years.

The buildings and the milieu
In designing the four buildings of Pasarét Residence we based our concepts of the designs and atmosphere of modern edifices, characteristic of the Pasarét district, built at the beginning of the last century. We created highly segmented, low-built, flat-roofed buildings, featuring of terraces. The alternation of brick, plaster and wood surfaces on the building fronts lends a protean ambience to the buildings. The individual mansions have separate entrances and can be accessed via garden promenades. As all four buildings are different, the apartments within each are also different from one another.

During project planning we laid great emphasis both on preserving the original natural environment and on creating an accord between the existing green milieu and the buildings. Today, the park radiates an air of quietude and serenity and is truly a place where one feels welcome to arrive and stay.

Alarm systemIn ground floor apartments, protection pipe systems necessary for the installation of a alarmsystem will be established.

LiftsA 9 person capacity Schindler 3300 lift (without engine room) will operate in each four buildings.
Telephone and TV
Telephone wiring points and TV sockets with central cable network are implemented in several places in the flats.

EntryphoneTo enter the building complex, a video entryphone can be used: all 73 apartments can be called at both of the gates. The entryphone of each building only provides communication with the flats belonging to the building in question. An electric lock opens the gates. The device located in the apartment contains an audio set in its basic version. The There is a bell to each flat.

HeatingFor heating and hot water supply, there are the two boiler rooms with two gas condensers in each. Two buildings belong to each boiler room that provides for separate central heating systems for the buildings. Apartments include white, steel Vogel-Noot radiators while bathrooms contain Betatherm radiators with a towel dryer function and concealed piping. Apartments will have Honeywell thermostats suitable for weekly planning.

CoolingEach room has separate cooling with separate controlling systems. The York central cooling units are installed in the basement while the living room and the bedrooms will have ceiling indoor units according specified in the floor plans. Indoor units are cooling-only.

VentilationBathrooms and toilets include ventillators, while the kitchens receive mechanic extracting systems. The garage is equipped with a carbon extractor fan system.

Telephone and TVTelephone wiring points and TV sockets with central cable network are implemented in several places in the flats.

LightingElectric circuit of the apartments is operated with miniature circuit breakers in concealed distribution box of 18 modules (1 row). Appliances are typically of Legrand/Valena. Fitting height is 0.9 m in case of switches and push-buttons, 0.3 m in case of power sockets and 1.20 m in the kitchen. Permanent emergency illumination will be installed to show escape paths on corridors and exits. See attachment for “Lighting equipment of the flats”

Toilets and bathroomsToilets will contain porcelain wash basins and toilet bowls (Villeroy&Boch-Alföldi type, acryl shower and bath tub with chrome mixer taps and shower sets (Grohetec-Europlus or Kludi Objekta-Mix products). Bathrooms will receive white porcelain wash basins with chrome mixer taps. Washing machine and dishwasher will have preinstalled connections. Bathroom cabinet is not included in the contract.

RoofThe buildings have flat roofs, slabs will be covered with reverse layer structure gravel loading.

WallsSpandrel: 20 cm thick brickwork.
Partition walls separating flats: 30 cm thick sound-insulating lime-sand blocks with 2 cm thick plaster on each side (sound insulating capacity: 57 dB). Insulation of perimeter walls also complies with acoustic shock protection standards. In service areas, an additional duplex wall is placed in front of the separating walls.
Partition walls: 10 cm thick ceramic walls are used in most cases. In some places indicated in the plan, walls are made of 10 cm thick lime-stone bricks. A supplementary wall of brick with a 0.5 cm thick acoustic divider is implemented in the following places: in service areas, in front of façade walls with mechanical equipment, in front of partition walls separating flats as well as of bedrooms.

Heat and sound insulationsExternal walls of the buildings are covered with a 14 cm thick mineral wool with a low vapour resistance. A 30 cm thick wall footing insulation is implemented under as well as above ground surface level. Insulation of unheated basement walls is provided from a depth of 1 m below ground surface level. A damp-resistant and step-proof, closed cell structure inverted roof insulation is placed on the roof terraces and green roofs. Polystyrol boards and mineral wool is used for every further heat or sound insulation. To meet acoustic protection requirements in all living areas, floated floor serves as insulation in all rooms, staircases and landings. Special attention is paid to the acoustic insulation of the boiler room, where a vibration damper is being installed.

BuildingsOn the surface level, there are 4 free standing buildings (2 smaller villas, facing the street and two bigger ones in the heart of the property) with a total number of 73 flats. Under the buildings, there is a jointly used one storey basement which can be accessed by a drive ramp from outside. Each building has a ground floor, 3 storeys and a penthouse. When designing the buildings, early last century modern buildings, which are characteristic of the area, served as models. All apartments will include an exceptionally large balcony. Buildings are approachable through separate pathways; they are only connected on the basement level.

Basement levelIn addition to the underground parking lot, the basement accommodates storage rooms for the apartments and the necessary mechanical equipment. The basement level is approachable from every building through the stairway or via lift. Stairways are protected by foyers. The basement of the buildings facing the street accommodates rooms with mechanic equipment, tool rooms and storage rooms for the apartments. Garbage storage room is located in the outbuildings attached to the fence in the front yard. An intensive green roof will be constructed above the basement area where there is no building, pathway or pavement.
